Real estate in the area includes single and multi-family dwellings, townhomes, apartment complexes, modular homes, and mobile home parks. In many areas, tree-lined streets and city parks create cozy neighborhoods for growing families.
Horse barns, acreage devoted to crops or livestock, and dairy and poultry farms are plentiful throughout Shelby County. There is also space for those who just want that perfect home in the country. Wooded building sites as well as wide open spaces are available for development. For those who enjoy being around water, lakefront properties are

available on Lake Loramie as well as on or near the Great Miami River.
Housing starts are up throughout the county with median housing costs remaining very affordable, and real estate developers are always adding new properties. The Plum Ridge Subdivision in north Sidney continues to grow. Lots are currently available in Phase 9 for Plum Creek Estates Townhomes. Buyers can choose from six single-story house plans. The Timber Trail Subdivision on the south end of Anna has 32 building lots of which 10 are wooded. The popular the White Feather Subdivision in McCartyville has three lots available.
Numerous real estate agents are active throughout the area, helping both buyers and renters find ideal places to live.
HOUSING FOR SENIORS
AND LOW-INCOME FAMILIES
By the 2020 census, it is predicted that the percentage of residents age 60+ in the county will have grown from 18% to 23%. Reflecting this trend, the
number of housing options tailored especially for senior citizens are increasing. Townhomes, duplexes, and condominiums provide secure and affordable housing for older residents. Dorothy Love Retirement Community has residential houses for independent living, in addition to apartments, assisted living,
and nursing care. Jackson Towers in Sidney provides subsidized apartments for seniors who need assistance with rental payments. Landings of Sidney offers assisted living and a Memory Care neighborhood for those residents with Alzheimer’s disease and other varied dementias.
Ivy Communities of West Ohio and Heffner and Associates, Ltd., based in Russia, build high quality, affordable homes designed specifically for seniors
and the disabled. Health care and wellness centers
like the Gathering Place in Russia help people live independently longer. The Gathering Place offers mental and physical enrichment to area senior citizens by providing opportunities for exercise, cards, music, and other social activities under the supervision of caring volunteers.
The Shelby Metropolitan Housing Authority administers 175 public housing units and 219 Section 8 housing choice vouchers, in addition to tenant based rental assistance. These federally-funded programs provide affordable housing options for low-income families and the elderly and disabled.
The Land Bank of Shelby County was established in 2016 to remove neighborhood blight, increase property values, and give incentives to buyers that include tax and utility abatements. In two years, 65 properties have been acquired and 47 sub-standard structures have been demolished.
